Alaska property tax, line by line.

Alaska has no state property tax. If your borough, city or municipality levies a tax, it sends you one bill with two payment coupons. Much of the unorganized borough has no property tax, so there is no bill.

Who sends the bill
Your borough, city or unified municipality, if it levies a property tax. The big one is the Municipality of Anchorage. Much of the unorganized borough has no property tax, so there is no bill and nothing to exempt.
When it comes
Anchorage 2026 real-property notices were to be mailed by June 1. Bills must go out at least 30 days before the due date.
When it's due
Anchorage: first half June 30, second half August 31. If the date falls on a weekend or holiday, it moves to the next business day. On time means postmarked by 11:59 p.m., paid in person by 5:00 p.m., or confirmed online by 11:59 p.m. The tax is split in two equal halves unless the year's tax is $10 or less. One bill has both coupons, and no reminder is mailed for the second half.
If you pay late
Anchorage: a 10% penalty plus interest at 10% a year. The penalty is added after seven calendar days pass after the due date. The city describes those penalty dates as July 8 and September 8.
Value is set as of
January 1
Limits on increases
No statewide cap on assessed value. Anchorage has a charter limit on how much property tax the city may collect, but that limits the city's levy, not your value. The mandatory exemption is a fixed $150,000 of assessed value, not a percentage.

Senior citizen and disabled veteran exemption (mandatory)

Who
Your primary residence and permanent home, if you are 65 or older, or a resident disabled veteran with a service-connected disability of 50% or more. In Anchorage, you must have turned 65 before January 1 of the tax year and the home must have been your primary residence before January 1. The veteran must be an Alaska resident, separated under other than dishonorable conditions, with the 50% rating effective before January 1. A widow or widower age 60 or older of a person who qualified can also qualify.
What you get
The first $150,000 of assessed value is exempt. A municipality may exempt more by ordinance. The exemption reduces every mill levy of that municipality, including school levies it bills. Matanuska-Susitna Borough also offered an optional exemption of up to $135,279 on top of this for 2026 applications.
How to apply
Apply to your municipal assessor. In Anchorage, use Property Appraisal by mail, in person or email. This application also counts as your application for Anchorage's residential exemption.
Deadline
Anchorage: March 15 of the tax year. Mat-Su: timely applications through April 30, 2026. Other cities set their own dates.
If you're late
Anchorage may accept a late filing if the miss was caused by a serious medical condition of you or an immediate family member. A rating that is not effective before January 1 waits until the next year.
After that
One time. It continues without a new filing until ownership, residency or the home changes. You must report a change. If you don't, you can lose the exemption and owe back tax, penalty and interest.

Asking for a lower assessed value

Free review
Yes. Anchorage code allows a free administrative review by the assessor before or along with the board. Ask Anchorage Property Appraisal.
Formal appeal
Your municipal or borough Board of Equalization.
Deadline
Anchorage mails valuation notices by January 15. Your appeal is due 30 days after mailing. For 2026, most Anchorage appeals were due February 11, 2026. The date on your notice controls.
Good to know
Keep paying your tax on time while an appeal is open. It is not confirmed whether the board can raise your value, so ask before you file.

A formal appeal reopens your whole value: the board can raise it as well as lower it. Bring recent sales of similar homes.

What can't come off

Charges you can't remove

Anchorage bills service-area taxes inside the mill rate, and some service-area taxes sit outside the charter levy limit. Those mills apply to your taxable value after exemptions. A flat fee or utility charge is not reduced by the $150,000 exemption. Other boroughs set their own fees and any optional exemption above $150,000.

Watch out. A senior who turns 65 on or after January 1, or a veteran whose 50% rating starts on or after January 1, must wait until the next year. Report any change in ownership or residency, or you could owe back tax, penalty and interest.
