Think your value is too high?
Asking for a lower assessed value
- Formal appeal
- Your county board of taxation. If your assessment is over $1,000,000, you can file directly with the Tax Court. Further review goes to the Tax Court.
- Deadline
- April 1 of the tax year, or 45 days after the notice of assessment is bulk mailed, whichever is later. May 1 if your town did a town-wide revaluation or reassessment. Monmouth and Gloucester counties file by January 15. For added and omitted assessments: December 1 of the year of the levy, or 30 days after those bills are bulk mailed, whichever is later.
- Fee
- $5 if assessed value is under $150,000; $25 if $150,000 to under $500,000; $100 if $500,000 to under $1,000,000; $150 if $1,000,000 or more. Classification-only appeals: $25.
- Good to know
- The board can raise your value as well as lower it. After you file, the assessor may agree to a settlement with you before the county board rules. That is not a separate free review.
A formal appeal reopens your whole value: the board can raise it as well as lower it. Bring recent sales of similar homes.

What can't come off
Charges you can't remove
- The tax bill itself. ANCHOR, Senior Freeze and Stay NJ are payments to you, and together they cannot exceed the tax you paid.
- A fully exempt disabled-veteran home has nothing left for the $250 deduction.
- Vacation homes, rental properties and homeowner PILOT payments do not qualify for ANCHOR.
- Special assessments and non-tax utility charges.
Municipal, county, school and special-district property taxes are all on your municipal bill. Water, sewer and utility charges are billed separately if they are not property tax. The $250 deductions reduce your bill. ANCHOR, Senior Freeze and Stay NJ are state payments to you, not line items removed from the bill.
