Wyoming property tax, line by line.
Your county treasurer sends one property tax statement a year in October. It lists the mill levies for each taxing district and the relief programs, and for a single-family home it shows the tax avoided by the homeowner exemptions.
At a glance
- Who sends the bill
- The county treasurer.
- When it comes
- On or before October 10.
- When it's due
- First half is payable November 10. Second half is payable May 10 of the next year. If you pay the whole tax by December 31, no interest is charged.
- If you pay late
- An unpaid balance is delinquent the day after it is payable and bears interest at 18% per year until paid. If you pay in full by December 31, you avoid interest even if you missed the November 10 half.
- Value is set as of
- January 1
- Limits on increases
- The two main homeowner breaks are the 25% exemption and the long-term exemption. You cannot claim both on the same home in the same year.

25% homeowner exemption
- Who
- You own a single-family home (house, modular or mobile home, townhouse or condominium) and use it as your primary residence. For tax year 2026 and after, you must actually live there at least eight months of the year. You cannot combine it with the long-term homeowner exemption on the same property in the same year.
- What you get
- 25% off the fair market value of the home and the improved land it sits on, applied to the first $1,000,000 of fair market value.
- How to apply
- Apply with your county assessor on a Department of Revenue form. Form: Department of Revenue exemption claim form.
- After that
- The 8-month residence test applies every year.

Long-term homeowner exemption
- Who
- You or your spouse is 65 or older and has paid Wyoming residential property tax for 25 years or more. The home is your primary residence. A surviving spouse of a person who qualified keeps the exemption. Only one exemption per owner and per property.
- What you get
- Under the code after House Bill 45 (effective July 1, 2026), 50% of fair market value, on the first $3,000,000 of fair market value. The act also removed the planned July 1, 2027 end date.
- How to apply
- Claim it with your county assessor on a Department of Revenue form. After the first sworn claim, later years can be confirmed by phone, mail or other contact. Form: Department of Revenue exemption claim form.
- Deadline
- March 1 under the law as amended effective July 1, 2026. The earlier deadline was the fourth Monday in May.
- After that
- Confirm every year by March 1 after your first claim.

Veteran property tax exemption
- Who
- An honorably discharged veteran of World War I, World War II, Korea or Vietnam, or a veteran awarded the Armed Forces Expeditionary Medal or another qualifying campaign medal for foreign conflict service. Certain disabled veterans, surviving spouses until remarriage, and qualifying Gold Star parents (from July 1, 2025) also qualify. You must be a Wyoming resident who has lived in the state three years. If Wyoming was your home of record at discharge with no break, you meet the waiting period.
- What you get
- $6,000 off assessed value against real or personal property, or against motor-vehicle registration. The state reimburses local governments. It is not a full exemption.
- How to apply
- Apply with your county assessor. Forms are also on the Department of Revenue tax-relief page.
- Deadline
- Fourth Monday in May.
- After that
- Every year.

County tax-collection deferral
- Who
- You file an affidavit and your principal residence is on a parcel of not more than 40 acres. The board of county commissioners decides whether you qualify.
- What you get
- Deferral of not more than half of the real-estate tax. Interest is 4% compounded per year, except one qualification category that uses the average 10-year Treasury yield for the prior three calendar years plus 1.5%. It is a deferral, not forgiveness.
- How to apply
- Apply to your board of county commissioners.
- Deadline
- On or before November 10 of the levy year.

Property tax refund
- Who
- The Department of Revenue tax-relief page lists a refund program.
- How to apply

Think your value is too high?
Asking for a lower assessed value
- Formal appeal
- Your County Board of Equalization, then the State Board of Equalization.
- Deadline
- The deadline is printed on your assessment notice.
- Good to know
- You can contact your county assessor about the notice of assessment. Check your notice for the deadline and for whether the board can change the value.
A formal appeal reopens your whole value: the board can raise it as well as lower it. Bring recent sales of similar homes.

What can't come off
Charges you can't remove
- You cannot claim both the 25% exemption and the long-term exemption on the same home in the same year.
- The part of fair market value above $1,000,000 stays taxable under the 25% exemption, and above $3,000,000 under the long-term exemption.
- The veteran exemption is $6,000 of assessed value, not a full exemption.
- Interest once December 31 has passed and a half is unpaid.
- Fees that are not property taxes.
Your October statement itemizes mill levies by district. Special districts are part of the mill levy and shrink when an exemption lowers your assessed value. The deferral covers only ad valorem real-estate tax, only up to half, and only if your county grants it.
Watch out. A false exemption claim is a crime under W.S. 6-5-303. Only claim a program you qualify for.
